Sites for ‘beds and huts’ are commissioned in Laois and Kildare
A substantial residential block of land for development in Portlaoise, Co Laois – spanning approx. 5.36 hectares (13.25 acres) and zoned “new residential” is launched on the market.
ordan Auctioneers, who are handling the sale, are also offering – in a separate sale process – the former Cox’s Cash and Carry distribution center across the county border in Newbridge, Co Kildare .
So-called “beds and sheds” (residential and logistics) developments have become the most active part of the market, as investors adapt to the long-term consequences of working from home and the digitalisation of the economy.
The residential property offered by Jordan is on the north side of Dublin Road (R445), immediately to the west of the Willow Court residential development and between the Applegreen petrol station and the Killeshin Hotel.
The site is 2km from Portlaoise town centre, opposite Midland Regional Hospital and 2.5km from Junction 16 on the M7.
The boulder is in three divisions with natural boundaries and hedges throughout and is currently grass. A pre-connect response from Irish Water (June 2021) indicates site capacity.
Jordanian auctioneers quote €215,000 per acre. This equates to 2.85 million euros for the 13.25 acres.
Meanwhile, on the M7 towards Dublin, the same agents offer the former Cox’s Cash and Carry on Athgarvan Road in the town of Newbridge.
The warehouse building sits on 2.17 acres with double frontage and access from Athgarvan Road and Newbridge Industrial Estate.
